Inspection

During an inspection, we go through the house in detail together and find essential information that potential purchasers will find interesting. The examination serves as the foundation for determining the home’s value. We want to get to know you as a customer so that we can work together to develop the ideal sales approach for your house. The inspection is completely free of charge and without commitment.

Advertising / Marketing

Reaching out to as many potential buyers as possible is important in-home sales, and we have hundreds of potential buyers who receive our newsletters. We promote in the world’s largest and most important real estate portals and work with other serious brokers who specialize in markets other than our own. The most important markets to highlight here are Belgium, Germany, the Netherlands, France, the United Kingdom, Spain, and the rest of Scandinavia.

Staging the property

One of the most crucial components in a successful home sale is the home’s presentation; we think that it’s all in the details. We work with a talented photographer and stylist, as well as provide any virtual styling that is required. We also provide 360-degree viewing, drone imagery, and a video presentation of the property. We’ll work together to select the package that’s right for your home.

Settlement

We assist you with all aspects of the settlement, and we have agreements in place with lawyers that specialize in housing disputes. Because of the numerous bureaucratic hurdles that exist in Spain, we always recommend hiring a qualified lawyer to guarantee that the process is completed correctly and in compliance with Spanish legislation.

Necessary documents to sell the property

  • Copy of the NIE document to the owners
  • Copy of passport from owners of the property and deed
  • Copy of last paid property tax and water / electricity bill
  • Energy certificate (If you do not have this, we assist with this)
  • If there is a mortgage on the home, we need the bank’s name and branch
  • Contact the administration belonging to your urbanization
  • A sales contract that confirms the agreement between Solsiden Real Estate and the seller.

When selling a home, there are some costs / taxes to consider:

  • The communal tax, Plusvalia, on the increase of the value according to plot value.
  • Agreed fee to broker
  • Capital gains tax. Tax on profits between the declared values on purchase / sale. Non-taxable sellers: 3% of the sale price is withheld and settled against a potential capital gains tax.
  • IBI / SUMA for the year it is sold
  • Lawyer
  • Cedula de habilidad (Certificate showing that the home has been built correctly)
